ETC helped Mackay Securities follow the environmental route
Property investment and development company, McKay Securities PLC, chose the environmental route as the most cost effective way of treating the water system and air conditioning plants at its properties. To date, the company has installed Scalewatcher ENiGMA scale control systems in 8 of its properties, which are primarily situated in the hard water area of Central Southern England.The system was first installed at Chancery House, a 10-storey office block in Sutton, Surrey. Despite the fitting of a water softening system, a build-up of scale on the chillers had affected the efficiency of the air conditioning system and necessitated them being regularly mechanically and acid cleaned.
Following a site survey by an engineer from Environmental Treatment Concepts, the manufacturer of the Scalewatcher ENiGMA system, units were installed onto the condenser's make up water in March 2000.McKay Securities heating contractor, Metro Heating, initially treated the technology with scepticism. However, within weeks, Michael Flannagan, Director of Metro Heating, noted that new scale was no longer forming and existing scale was being removed.

"We have been so delighted with the system that units have also been installed onto the hot water system at Chancery House and we have since organised the fitting of units at McKay Securities offices at Mallard Court in Staines where we were also experiencing scale build-up on the chillers.
Not only have we saved money on chemicals and expensive monitoring but also reduced the risk of legionella, as scale is a breeding ground for the legionella bacteria."

Following the successful installation of units at Chancery Court and Mallard Court, ETC has fitted units in a number of McKay Securities properties throughout the South of England. This includes the company's newly acquired properties at Great Brighams Mead, Reading; New Minster House, Bristol; Buckingham Gate, London; Bantley House, Hook and a new shopping arcade in Aldershot, Hampshire.
"I decided to trial a small Scalewatcher ENiGMA Electronic System at my home and found it worked very well", said Michael Mobbs, Group Surveyor, McKay Securities. "Based on these findings, I decided to ask our heating contractor to install units at Chancery House where we were having to chemical descale twice a year. I was delighted that they proved equally effective. We are now fitting units into all our new properties as a preventive measure, as well as retrofitting them in our older properties to remove existing scale in hot water systems and chillers. All the systems are functioning extremely well."
Reading based McKay Securities was founded in 1955. Now a public limited company quoted on the FTSE, it has a turnover of around £12 million and has assets of over £180 million. The company owns 47 properties situated in an area stretching from Bicester in the north, west to Bristol and encompassing Folkestone and the south coast.
